There are clear data points showing the housing shortage and affordability challenges in our City:

✔ Maintain local control in planning decisions: This measure will ensure Costa Mesa controls what can and can’t be built in the community, not the State. ✔ Require developers to pay impact fees for traffic, parks, and open space: Developers will have to pay their fair share, including contributing development impact fees to improve streets and relieve traffic congestion and improvements of the City’s various parks and the preservation of open space. ✔ Remove regulatory hurdles to provide housing that is more affordable for middle- and working-class families, seniors and individuals: Existing City regulations create hurdles that make it difficult to build affordable housing, and for businesses, non-profits, and other organizations to invest in Costa Mesa. ✔ Restrict development to commercial and industrial areas along specific corridors: Focus growth along major commercial and industrial corridors – not your local neighborhood. ✔ Preserve single-family neighborhoods and other residential communities: This measure has no impact on the type of development or renovations that are currently allowed in our residential neighborhoods. If approved by Costa Mesa’s voters on November 8, 2022, this measure will modify existing City regulations to allow for development of housing in commercial and industrial areas, while keeping residential neighborhoods intact and revitalizing commercial corridors. Of course these sizes are just example, and can be up- or down-sized at will.In order to address our affordable housing challenges while preserving Costa Mesa’s established residential neighborhoods, the Costa Mesa City Council voted to place the Revitalization and Residential Neighborhoods Protection Measure on the November 2022 ballot. The rest is just to drill a hole for the M14 bolts at the end of each Struts tube and bolt the elements down as in the sketch. As long as your struts are cut to correct lengths they' ll fix the needed angles automatically. The advantage of this Cardan-like-Joint (aka CV-Joint) is that you don' t need to worry about the exact angles. Note drill the holes on sides of the peg perpendicular to each other, so that each bolts axis will allow rotation in different direction - one should allow rotation for the main angles between struts on the hub (ie 55.7 60 62.2 72 etc.), and the other bolt should allow the rotation to the dihedral angles between the planes of the dome' s panels (for a v3 dome usually between 10~12 degrees). So just cut them in pieces of 90mm each, and drill two holes for the M14 bolts, with 14mm left outside the bolts hole. The 30x30x90mm square pegs are also standard dense profile (usually sold at 6 or 12 meters). For the other 4 ones, in order to be able to fit the struts tube you' ll have to cut the corners of the plates at right angle to the line from the center of the plate to the respective bolt' s hole, leaving again 14mm steel outside the hole itself. Note: if two of your holes are to the mid-point sides of the square you should have about 14mm outside the hole and no cutting is needed for these two holes. drill he holes at 60 degrees (for a 6-way, or 72 degrees for 5-way hub). Goal was to be able to produce it from standard profiles, with only simplest of cutting & drilling.įor example my plans for R=7m geo-dome would use flat profile 170mm wide and 5mm thick (usually sold at lengths of 6 or 12 meters), so you first cut them in 170x170mm square plates. Also if rectangular tubes are used as in this sketch they' ll fit flat against the middle square peg, which will also be laying flat in the plane of the two plates of the hub itself - ie when bolts are tightened there will be some additional friction force holding the elements from moving. When whole dome is assembled tighten the bolts down. This way they' ll rotate freely at the desired angles, and if you' ve measured your struts correctly you won' t need to measure the angles (they' ll fall into their exact positions). Using only bolts (the stronger the better since they' ll hold the weight of the tubes), allows to leave them loose while assembling the structure.

The example is for 6-way (at 60 degrees struts), but same design can be used for 5-way hubs, just the holes in the plates should be drilled at 72 degrees and obviously should be 5 holes. Similar to Universal Connector for Geodesic Dome,īut after assembly and when all struts positions and angles are fixed 2nd hole is drilled and 2nd bolt added redundancy and to split the load among two bolts in each connection.
